By making a reservation you are entering into a legal agreement and accepting these terms and conditions.

1. you agree that the cottage will be used only as holiday accommodation and will be vacated no later than 10:00 am on the date of departure.
   
   
2. you agree that no more than two persons named on the booking form will be accommodated and that you will notify us of any change in occupancy.
   
   
3. you agree that you will not bring any pets.
   
   
4. you agree that you will notify us of any damage or breakages that may occur during your stay.
   
   
5. in the event that you have to cancel, you agree to notify us in writing as soon as possible and that you will be liable for the full rental for the cancelled week(s) in the event that we are unable to re-let the accommodation.
   
   
6. you agree to leave the cottage in a clean and tidy condition.
   
   
7. you agree to act at all times in a manner that will not cause unreasonable disturbance to others
   
   
8. the cottage may not be occupied before 4:00pm on the first day of your rental unless by specific agreement.
   
   
9. you will take all reasonable steps to ensure the security of the cottage during your stay.
   
   
10. you agree not to smoke inside the cottage.
    
    
11. you agree to comply will all notices displayed in the cottage regarding the use of appliances or facilities and to use these in accordance with the operating instructions where provided.
    
    
12. we will make every reasonable endeavour to provide the accommodation you have booked but in the event that we are unable to do so for reasons outside our control we will refund your rental and this will be our only liability.
    
    
13. the rental includes your exclusive use of the accommodation for the agreed period including all linen, towels, plus a complimentary fuel starter pack. Electricity is charged separately by meter reading.
    
    
14. we will hold a provisional booking for one week prior to receipt of your deposit.
    
    
15. a deposit of 50% of your rental is payable at the time of booking and the balance is due 4 weeks before your date of arrival. in the event that your booking is made within 4 weeks of arrival, the full rental is payable with your booking.
